Why zoning decides everything
Before you fall in love with a unit, the zoning determines whether your business can legally operate there at all. In Singapore, industrial land is broadly split into B1 and B2, and the distinction is about the intensity and nuisance level of the activities permitted. Getting this wrong is one of the most common and costly mistakes a growing business makes.
B1 covers light industrial uses with minimal nuisance — clean and quiet activities such as light assembly, research, and some workshops. B2 permits heavier industrial activity that may generate more noise, fumes or effluent, and it is where general manufacturing and heavier processing belong.
Matching the space to the use
A software-adjacent firm or a light-assembly operation will usually fit comfortably in B1 premises, often within business parks or flatted factories. A metal fabricator, food factory or chemical-handling business will typically need B2, with the accompanying ceiling heights, power supply and floor loading.
The trap is assuming a clean-looking unit can host any activity. It cannot. Confirm the permitted use against your actual operations before signing anything, and check whether your specific trade needs additional licensing.
